How Pre-Construction Deposits Usually Work in Ontario

With a pre-construction freehold townhome, you normally pay your deposit in several instalments between signing and occupancy instead of all at once. That gives you time to save while your home is being built.

An initial deposit is due when you sign the Agreement of Purchase and Sale.
More instalments follow at set intervals (for example 30, 60 or 90 days).
The balance is paid on closing, usually through your mortgage.
Unlike new condominiums, freehold homes in Ontario do not come with a statutory 10-day cooling-off period, so have a real estate lawyer review your agreement before you sign.
